USGBC Extends LEED v4 and v4.1 Commercial Registration Close Date to June 30, 2027

In an unexpected move, the USGBC recently announced a full-year extension of LEED v4 / v4.1 commercial registrations, which will remain open until June 30, 2027. This will give teams increased flexibility in their approach to LEED certification with both v4 and v5 available to project teams.

What Your MSBA/Article 37/Article 22 Project Team Needs to Know

MSBA Green Schools: In May the MSBA released Project Advisory 100 with an update to the Green Schools Program. It allows projects to use either v4 or v5 to meet the LEED Silver certification requirement until v4 closes. It also adjusts the IAQ requirements to align with v5 credits. This policy update affects all new construction and major renovation/addition Core Program projects seeking Project Scope and Budget approval after January 1, 2026.

Boston Article 37 Green Buildings and Net Zero Carbon: Article 80 projects wishing to use the LEED v4 path to demonstrate Article 37 compliance can continue to do so by filing their initial application prior to June 30, 2027. After that date a project must use v5.

Cambridge Article 22 Green Building Requirements: In a departure from the others, Cambridge is an early adopter as required by zoning Section 22.23.2 (b). Projects that are using the LEED pathway to satisfy Article 22 that apply for special permit or file for a building permit if a special permit is not required after April 29, 2026, must use LEEDv5.
