Twenty|20 at NorthPoint
A central component to the NorthPoint Development Master Plan, Twenty|20 is a 400,000 SF, mixed-use development offering 355 residential units, as lofts, studios, and one, two, and three bedroom options, with 8,600 SF of retail at ground level.
The site is located in an urban neighborhood close to ample public transportation, including two subway stations and multiple bus routes, and surrounding community services.The design and construction of the tower integrate a new pedestrian connection (grand staircase park) from the 5-acre central NorthPoint Common to the Gilmore Bridge, significantly increasing safe pedestrian accessibility to the Bunker Hill Community College MBTA Orange Line Station. Fronted by the NorthPoint Common Park and the new Ellipse Park, Twenty|20 also provides residents with 180 above-grade parking spaces, and storage for a total of 450 bicycles - above and beyond the standard requirement for Cambridge.
The project is located on a previously undeveloped, brownfield site. A soil remediation test and plan were established and implemented for any contaminated soils on site. Contaminated materials were properly removed and disposed of following all local, state, and federal regulations. A combination of best management practice measures were used to reduce the suspended solids and phosphorus content of the site stormwater runoff. These include water quality swales, rain gardens, water quality inlets, grit chambers and infiltration chambers. In addition, both the landscape design and the vegetated roof incorporate native and adaptive species, allowing for a 50% reduction in potable water use for irrigation. In addition, the building provides preferred parking spaces for low emissions, fuel-efficient vehicles, and charging stations for electric vehicles.
